Sumou Boulevard Mostakbal City is a major mixed-use destination and residential compound located near the main entrance of Mostakbal City in East Cairo. It is developed through a strategic Egyptian-Saudi alliance known as "Paragon Adeer," bringing together Paragon Developments and Sumou Holding (via its investment arm, Adeer International).
The name "Sumou Boulevard" blends the Arabic word "Sumou" (signifying royalty and sophistication) with the French elegance of a "Boulevard," aiming to reflect the project's high-end, connected urban design.
Scale and Master Plan
With an investment value of approximately 70 billion EGP ($1.4 billion USD), the development is planned to be one of the largest mixed-use projects in Egypt.
- Total Area: The project spans around 60 acres (over 500,000 square meters).
- Unique Layout: The development is divided into two 30-acre zones separated by the main road of Mostakbal City. However, it remains fully integrated via a system of pedestrian bridges passing above the road, allowing seamless movement between the two sides.
- Low Density: The residential footprint occupies only about 20% of the total land area, dedicating the remaining 80% to open landscapes, lush greenery, and water features.
- The Boulevard: The heart of the project features a 2-kilometer central public boulevard designed as a walkable lifestyle, retail, and social gathering hub.
The master plan and architectural designs were created in collaboration with the world-renowned engineering consultants at AECOM.
